What is Awaab's Law?
From October 2025, Awaab’s Law comes into force, requiring all social landlords to investigate and fix dangerous damp, mould, and other emergency hazards within set timeframes.
This law is named in memory of Awaab Ishak, a two-year-old who tragically died in 2020 due to prolonged exposure to mould in his home. It aims to prevent such tragedies from happening again.
Key points:
Emergency hazards must be fixed within 24 hours.
Damp and mould issues must be addressed promptly.
From 2026–2027, the law will expand to cover more hazards (fire, structural, hygiene, cold, etc.).

Our service includes:
Annual property inspections (valid for 12 months)
Surveys carried out before or during tenancy
Detailed reports and remedial treatment quotes if needed
Certificates issued when the property is confirmed safe
Certificates only released once any required work is completed
This works in a similar way to Gas Safe or EPC certifications.

If no work is needed, the certificate is issued
If work is required, certification is issued after completion
