Before you call anyone, two things are worth checking yourself, because both are common on the Fylde and both are cheap to put right. First, go outside and look at the ground level against the wall where the damp is. If a path, drive or flower bed sits within 150mm of the airbricks or above the line of the original damp course, that alone can be the whole problem. Second, check the gutters and downpipes in wet weather — a blocked or split downpipe soaking one spot on a wall accounts for a surprising share of what people assume is rising damp.

If neither of those explains it, that is the point at which a survey earns its keep.
