At a property in Goosnargh, a few miles south, we rectified damp proof course failure and salt contamination — new chemical DPC, membranes and full replastering.

We have also carried out wet rot repairs where sub-floor ventilation had been lost, replacing defective joists with pre-treated timber and increasing the airflow under the floor so it does not come back. That second part matters: replacing rotten timber without fixing the reason it rotted just buys you a few years.

If you have a suspended timber floor, it is worth walking round the outside of the house and counting the airbricks. They should be clear, above ground level, and roughly one every two metres along each wall. Painted over, rendered across, buried by a raised patio or blocked with a bag of insulation are all things we find regularly, and any of them will eventually cost you a floor.

Inside, the signs are a springy or soft patch of floorboard near an external wall, a musty smell that is worse first thing in the morning, and skirting board that gives under a firm push.
