Leyland’s housing stock is mostly inter-war and post-war: 1930s semis, and a lot of the housing built for the Leyland Motors workforce. That means cavity walls rather than solid ones, and it changes what goes wrong.

The two things we are called out for most here are wall tie failure and cavity wall insulation. The original wall ties in 1930s properties were mild steel, and after ninety years they rust. Rusting steel expands, which cracks the mortar beds — you get horizontal cracking at regular intervals up the wall, and eventually the two leaves stop acting together.

The insulation problem is more recent. A lot of these houses had cavity wall insulation retrofitted under grant schemes. Where it was installed into an exposed wall, or where it has slumped and left gaps, it bridges the cavity and gives rainwater a path to the inside leaf. The symptom is damp patches on outside-facing walls, usually worse on the weather side.

Both are fixable. Neither is fixed by a damp proof course, which is why the survey matters.
