At Lancashire Damp Proofing, we were recently called to assess a domestic property in Carleton, Poulton-le-Fylde, Lancashire. Our free damp survey revealed a rare but serious case of wet rot affecting the subfloor of a 1960s bungalow. In addition, salt contamination had impacted the surrounding plasterwork—an unusual occurrence for a property of this era.
Following a thorough investigation, we traced the source of the issue to a leaking 22mm copper pipe beneath the floor. The pipe had been poorly isolated and had been leaking for approximately three years, allowing moisture to build up undetected. This prolonged exposure to moisture created the perfect conditions for wet rot to thrive and for salts to migrate through the walls.
Our expert team acted quickly to resolve the issue. We began by removing all affected flooring and joists, as well as the damaged plasterwork. The faulty pipe was properly isolated to prevent any further leaks. The subfloor area was then thoroughly cleaned and treated, and we installed pre-treated timber to ensure long-term durability and protection against future rot.
To complete the repairs, we fitted a polypropylene membrane to the internal walls to prevent further moisture ingress. The walls were then plasterboarded and skimmed to restore a clean, modern finish. As always, our team left the site in a clean and tidy condition, and the client was fully satisfied with the outcome.
